It has been a busy time during the early part of the summer as we try to beat the deadline to apply the old regulations to buildings. Any project submitted after 15th June 2022 will need to comply with a new set of Building Regulations.

What does this mean?

For extensions and loft conversions the main change is a new requirement to insulate to a higher degree than before. It's not a huge change but it is likely to affect building costs.

What difference will this make?

For example floor insulation used to be 75mm thick, it will now need to be 100mm thick. Wall insulation used to be 50mm thick, it will now need to be 90mm thick.

Your boiler may need to be check for efficiency and possibly replaced if it is very old or inefficient.

There is also more focus on ventilation; all windows should have trickle vents, even just a like-for-like replacement.

If you have had your Plan Check approval from Building Control using the old regulations you need to start building before 15th June 2023, otherwise the new regulations will need to apply.
